Cyprus property sales rise 14.1% in first seven months of 2026

Property sale contracts in Cyprus reached 12,047 between January and July, while completed transfers were valued at €2.70 billion.

Nicosia, Cyprus. Cyprus recorded 2,040 property sale contracts in July, the first month of 2026 to exceed 2,000 contracts, according to BuySell’s analysis of Department of Lands and Surveys data. The figure was 11.4 per cent higher than in July 2025.


Seven-month increase

Between January and July, 12,047 contracts were lodged across Cyprus, 1,486 more than during the same period in 2025, representing an increase of 14.1 per cent.

Sales have exceeded their 2025 monthly levels in each of the first seven months of 2026. January was 10.7 per cent ahead of the previous year, June closed the first half 27.2 per cent higher and July rose by a further 11.4 per cent.

July’s 2,040 contracts also exceeded June’s 1,964, which was a record for that month. May recorded the lowest relative increase of the year, at 4.8 per cent above May 2025, but was still the strongest May in the current period.

District performance

Limassol remained the largest market by volume, recording 3,959 contracts in the first seven months of the year. This was 655 more than in the corresponding period of 2025, an increase of 19.8 per cent, accounting for more than a third of the additional sales recorded nationwide.

Paphos rose by 19.6 per cent to 2,387 contracts. Larnaca increased by 10.9 per cent to 2,599, while Famagusta rose by 10.5 per cent to 538. Nicosia recorded the lowest growth among the five districts, at 5.4 per cent, although its 2,564 contracts placed it third by volume.

In July, Limassol recorded a 20.0 per cent increase and Paphos rose by 15.5 per cent. Nicosia was broadly unchanged, with 423 contracts compared with 422 a year earlier, while Famagusta recorded the only decline, falling 3.2 per cent to 91.

Transfer values and foreign buyers

Completed property transfers between January and July had a declared value of €2.70 billion, covering 12,857 properties in 11,522 transactions. June was the strongest month by value at €541 million, followed by July at €468 million.

Limassol accounted for €1.084 billion of the total, or 40 cents of every euro spent on property across Cyprus. Nicosia followed with €567 million, ahead of Paphos with €543 million, Larnaca with €375 million and Famagusta with €130 million.

Foreign buyers placed 4,980 properties under contract during the first seven months of the year. Of these, 3,293, or 66.1 per cent, were purchased by buyers from outside the European Union, compared with 1,687 by buyers from within the EU.
