Cyprus property sales rise 11% year on year in January 2026, lands department data shows

Nicosia, Cyprus. Property sales in Cyprus rose 11% year on year in January 2026, with 1,411 properties changing hands, according to data from the department of lands and surveys.


January transaction totals

A total of 1,411 properties were sold in January 2026, compared with 1,275 in January 2025. The increase followed a 24% annual rise in December 2025 and a 9% rise in November.

District performance

Paphos recorded the strongest annual growth, with sales rising 25% to 318 transactions from 255 a year earlier. The free Famagusta area saw sales increase 23% to 69 properties from 56.

Larnaca reported an 11% rise to 288 units from 259 in January 2025. Nicosia posted a 5% increase to 291 from 276.

Limassol remained the district with the highest number of sales, with transactions rising 4% to 445 properties from 429.

2025 market context

The January results follow a strong year for the property market in 2025, when sales reached their highest level since 2007. Sales filed during 2025 totalled 18,114 units, up from 15,797 in 2024, representing a 15% annual increase.
