Limassol, Cyprus. Limassol remains Cyprus’ most expensive city for renters, although rental price increases have largely stalled in 2026, according to Real Estate Registration Council President Marinos Kynigeirou.
Kynigeirou said high rents across the island remained a concern for parents and students seeking accommodation.
Rental prices by city
Average monthly rents for one-bedroom apartments range from €1,000 to €1,100 in Limassol, compared with €600 to €650 in Nicosia, €500 to €600 in Larnaca and €500 to €550 in Paphos.
For two-bedroom properties, average rents stand at €1,400 to €1,500 in Limassol, €800 to €900 in Nicosia, and €700 to €800 in both Larnaca and Paphos.
Market stabilisation
Kynigeirou told CyBC that no rent increases had been recorded in 2026, attributing the trend to a larger supply of long-term rental properties.
He said reduced tourist numbers had led many property owners to shift from short-term holiday rentals to long-term leases, increasing the availability of housing.
Calls for protections and licensed agents
Kynigeirou called for legislative changes to improve protections for landlords facing tenants who do not pay rent, saying the current legal framework creates significant difficulties for property owners.
He also urged parents and students to use only registered and licensed estate agents when searching for accommodation, warning that unlicensed operators continue to exploit prospective tenants and cause problems in property transactions.
