Northeastern England industrial sites seek revival as AI data center demand spreads across Britain

Teesside, United Kingdom. Owners of the Wilton International site in northeastern England are promoting dormant industrial land as a potential campus for a state-of-the-art AI data center. Similar efforts are under way across Britain as investors and landowners seek to benefit from expected spending by major technology companies.


Industrial and rural sites pitched for AI data centers

Owners of industrial sites, speculative investors, property developers and farmers are highlighting access to power, water and grid connections as they market land for AI data center projects. At Wilton International in Teesside, the site’s owners point to existing infrastructure as key assets.

Planning submissions and varied locations

Construction analytics group Barbour ABI said plans for 119 data centers have been submitted. The proposed sites include a disused car plant, an old paint factory, a former Travelodge hotel and a retail centre near Heathrow Airport.

Investment pledges and growing momentum

Momentum increased last year after King Charles hosted Donald Trump and technology executives at a banquet during the US president’s visit, with Google, Microsoft and Nvidia pledging to invest billions in Britain’s digital infrastructure.

Market shifts and pressure on grid access

More than 20 interviews with data center operators, advisers, lawyers and investors indicated that increased demand linked to AI has supported a new industry focused on prospective data center projects, influenced land valuations and contributed to a queue for grid connections.

Andrew Groves of real estate adviser Bidwells said demand in the past couple of years, driven by AI, has risen sharply, adding that speculators and promoters have viewed the sector as an opportunity for higher returns.

Location needs differ for AI compared with financial services

While financial services data centers often need to be located nearby to reduce latency, AI facilities are primarily driven by the need for processing power, allowing them to be based farther from London. This has increased interest in lower-cost industrial areas away from the capital and among rural landowners weighing data center development against farming income.

Wilton’s transition from petrochemicals

Wilton International’s majority owner, utilities company Sembcorp UK, has served petrochemical customers for decades, but the industry’s decline has left the site with spare land and power capacity.
