Nicosia, Cyprus. Cyprus’ property market continued to expand in August, with 13,288 sale contracts lodged during the first eight months of 2026. Activity remained above 2025 levels in every month of the year so far.


August contracts

A total of 1,241 sale contracts were lodged with land registry offices in August, up 10 per cent from 1,128 in the same month of 2025, according to Department of Lands and Surveys figures.

The total was considerably lower than in July, when contracts exceeded 2,000 for the first time in 2026. August is traditionally a quieter month for property transactions.

Eight-month growth

Contracts filed between January and August reached 13,288, compared with 11,689 during the corresponding period of 2025. This represented growth of 14 per cent, or 1,599 additional contracts.

Sales increased by 11 per cent in January, 12 per cent in February, 18 per cent in March, 15 per cent in April and 5 per cent in May. Growth accelerated to 27 per cent in June before easing to 11 per cent in July and 10 per cent in August.

Limassol and Paphos

Much of the increase was concentrated in Limassol and Paphos. The two districts accounted for 1,070 of the 1,599 additional contracts recorded nationwide during the eight-month period, or about 67 per cent of the total increase.

Limassol remained Cyprus’ largest property market, although it recorded its first annual decline of 2026 in August. A total of 395 contracts were lodged in the district, down 5 per cent from 416 in August 2025.

Despite the August fall, Limassol recorded 4,354 contracts between January and August, compared with 3,720 a year earlier, an increase of 17 per cent. The district contributed 634 of the additional contracts recorded nationwide.

Paphos overtook Limassol in percentage growth over the eight-month period. Sales in the district reached 267 in August, up 20 per cent year on year, while the January-to-August total rose to 2,654 contracts from 2,218 in the corresponding period of 2025.
