Nicosia and Athens remain among Europe’s most affordable capitals for apartments

Nicosia, Cyprus. Nicosia continues to record apartment asking prices below those in much of western Europe, while Athens remains among Europe’s most affordable capitals despite years of property price growth.

The findings were published by Global Property Guide, an international property market platform comparing real estate data across 88 countries in Europe, Asia, the Middle East and Latin America.


Prices in Nicosia and Athens

In Nicosia, the indicative median asking price for a one-bedroom apartment is €145,000, rising to €205,000 for a two-bedroom property and €280,000 for a three-bedroom apartment.

Athens records a median asking price of €135,000 for one-bedroom apartments. Prices for two- and three-bedroom apartments are identical to those in Nicosia, at €205,000 and €280,000 respectively.

Comparison with other European capitals

For one-bedroom apartments, median asking prices are €174,000 in Warsaw, €240,000 in Madrid, €310,000 in Milan and €325,000 in Berlin. Paris and Lisbon both record prices of around €440,000.

The price differences are greater for larger apartments. Three-bedroom properties have a median asking price of €280,000 in Athens, compared with €1.08 million in Paris, €845,000 in Berlin, €690,000 in Milan and €685,000 in Lisbon.

For two-bedroom apartments, Athens records a median asking price of €205,000, compared with €695,000 in Paris, €620,000 in Lisbon, €527,000 in Berlin, €455,000 in Milan, €380,000 in Madrid and €222,000 in Warsaw.
