Limassol, Cyprus. Limassol-based real estate company Amby is developing AMANI, a residential project in the Panthea area of Agios Athanasios designed around wellness, community and daily convenience.

The development will comprise 167 units across seven buildings on a 17,000-square-metre plot, including apartments, penthouses, private gardens and shared facilities.


Development plans

AMANI is one of four large-scale developments currently under way by Amby, which specialises in high-end residential and commercial urban projects.

The project will include one, one-plus-one, two- and three-bedroom apartments, with some units featuring private gardens and views of the sea, shared gardens, pool or surrounding park. It will also offer two-, three- and four-bedroom penthouses with sea or panoramic city views.

The development was designed in collaboration with HSC Architects, PPA Architects, EKKY Studios and UHA, among other consultants.

Wellness and community facilities

Planned amenities include two indoor pools, an outdoor pool, a separate children’s pool, a gym with yoga and pilates facilities, a sauna, cold plunge, massage room, rooftop herbal park and dedicated wellness spaces.

The project will also include a coworking space, café, event space and barbecue area. Other features include private gardens, a children’s playground and secure underground parking.

“AMANI is not simply a residence with amenities attached — it is an environment designed around well-being from the ground up, where families can live, recover, connect and grow,” Amby chief executive Armen Arustamov said.

Location

AMANI is located near several private schools in Limassol. The Grammar School is a three-minute walk away, while Foley’s School is about five minutes by car. The Heritage School and The Island School are each approximately 15 minutes away by car.

The location also provides access to Limassol city centre and key routes into and out of the area.
