Cyprus residential property prices rise 8.5% in second quarter of 2026
The Central Bank of Cyprus reported higher house and apartment prices as demand from foreign and domestic buyers continued to support the market.

Nicosia, Cyprus. Residential property prices rose 8.5 per cent year on year in the second quarter of 2026, according to the Central Bank of Cyprus (CBC). Its general residential property price index reached 109.7, up 2.4 per cent from the previous quarter.
Prices rise across districts
House prices increased 5.8 per cent year on year, while apartment prices rose 8.9 per cent. Annual price growth accelerated in every district except Limassol.
Famagusta recorded the largest increase, at 10 per cent, followed by Larnaca at 9.8 per cent and Paphos at 9.6 per cent. Prices rose 7.8 per cent in Limassol and 5.7 per cent in Nicosia.
Sales contracts increase
A total of 5,298 sale contracts were deposited with the department of lands and surveys during the quarter, up 15.4 per cent from 4,592 in the second quarter of 2025.
The CBC attributed the price increase mainly to strong residential property demand, particularly from foreign buyers, alongside continued domestic demand and higher construction costs. It said foreign buyers drove most of the increase in demand, while domestic demand also rose at a slower pace.
