Nicosia, Cyprus. Cyprus’ new-home market showed sharp differences between districts in the first half of 2026, with Nicosia recording the most sales, Limassol attracting the highest spending and Paphos posting the highest house prices.

According to Landbank Analytics, 3,594 off-plan apartments and houses were sold for a combined €1.149 billion during the six-month period.

District differences

The islandwide totals were first released in July, while the latest breakdown highlighted differences in prices, property types and demand across districts.

Nicosia and Limassol each recorded just over 1,000 sales. Nicosia registered 1,063 transactions worth €232.9 million, compared with 1,050 sales worth €435 million in Limassol.

Nicosia and Larnaca accounted for 54.1 per cent of transactions but 36.6 per cent of total value. Limassol and Paphos accounted for 43 per cent of sales and attracted 60.3 per cent of the money invested.

Nicosia market

Landbank Group chief executive Andreas Christoforides said the figures confirmed that Cyprus did not have a single new-home market.

He said Nicosia and Larnaca supported sales volumes and the lowest entry points, while Limassol attracted the highest capital value.

Nicosia remained the largest market by volume, supported mainly by apartments at the lower end of the new-build price range. Of its 1,063 sales, 894 involved apartments, with a median price of €175,000. Almost nine in 10 apartments sold for less than €300,000.

New houses in Nicosia were also cheaper than in the other main districts, with a median price of €285,000 and 58.6 per cent selling for below €300,000.
