Solar water heaters in Cyprus: selection and maintenance
How do you choose a hot water system and ensure it is maintained safely?

Hot water and electricity — two different matters
A solar water heater uses the sun’s heat to heat water; photovoltaic panels generate electricity. Choose equipment suited to your specific needs and your household’s actual consumption. Having a solar collector on the roof does not mean that the house generates electricity or can manage entirely without a backup heating system.
Before purchasing a new system, check the condition of your existing one, the number of users, the hot water supply system and the installation location. Sometimes the tank, pipes or control system need to be repaired first, rather than replacing the entire unit. An inspection by a qualified fitter can help distinguish between a fault and simply poor performance.
Roof conditions vary: shade, wind, the condition of the roof structure and the length of the run all influence the design. There is no one-size-fits-all model for any Cypriot home. The proposal must explain why this particular configuration has been chosen and how it will work in conjunction with the existing plumbing and backup heating systems.
What is included in the system
Please specify separately in the quotation the solar collectors, storage tank, fixings, pipework, thermal insulation and the control system provided. It is important to understand the scope of supply and works included in the price. The word ‘solar’ on the quotation does not specify the specifications of the tank, the safety devices or the method of connection.
Thermosiphon and forced-circulation systems have different requirements in terms of layout and equipment. The choice depends on the building and the design, not just on the ease of access to the roof. Ask the installer to explain the system in plain language and to specify the conditions under which it is suitable for your home.
Check the manufacturer’s documentation, component compatibility, warranty and availability of after-sales service. Do not confuse the product warranty with the obligations of the installation company. If the backup heating system is electric, the electrical connection and safety measures must be assessed by a suitably qualified specialist; plumbing installation does not replace this assessment.
Determining the volume and layout
Tell the installer how many people live in the house on a permanent basis, when they use hot water, and whether the demand varies with the seasons. The tank capacity and collector area are selected based on these conditions. A very large system is not necessarily the best value for money: it is important to assess the actual usage patterns and any potential prolonged periods when the residents are away.
Ask for an assessment of the shading and orientation of the roof, its load-bearing capacity, fixings and access for maintenance. The design must take into account the safety and protection of the building against leaks. Installation in a convenient, open area without checking the support structure and wind loads could create a problem that is not apparent in the equipment catalogue.
For the communal areas of a block of flats, first clarify the rights of use and the approval procedure. An apartment on the top floor does not automatically confer the exclusive right to use the roof. Ask to see documented evidence of this right and agree the work with the relevant parties before purchasing the equipment and paying for installation.
Comparison of offers and support
Compare projects with the same scope: model and specifications, installation, removal of old equipment, pipework, electrical work and roof restoration. Check separately regarding taxes, access to the roof and any additional work that may be required. If part of the cost is to be determined following an inspection, agree on the procedure for approving the new amount.
Official websites feature support schemes for solar water heaters, including details of the 2026 scheme. The publication of this page does not imply that applications are still being accepted or that a particular applicant is eligible. Please check the current status, documentation, equipment and installer against the rules for the specific category you require.
Before placing an order, clarify the sequence of the application, installation and confirmation of expenses if you are planning to claim a grant. Do not treat a grant as a guaranteed discount in the contract without confirming the terms and conditions. Keep a copy of the offer and documents relating to the relevant model; a verbal statement from the seller such as ‘everyone will be reimbursed’ does not constitute a guarantee of payment.
Acceptance after installation
Ask for a set of documents: a diagram, model specifications, a user manual, a warranty, a certificate of completion and the service centre’s contact details. The installer should explain the standard controls, signs of a fault and how to use the appliance safely. Do not accept the system simply because the water ran hot once after installation.
Competent specialists carry out checks on the system’s integrity, safety devices, fixings and the operation of the backup heating system. Please ask for the results and any identified issues to be recorded. Cold or excessively hot water can have various causes; you should not adjust safety settings, valves or connections yourself.
Agree on who is responsible for any damage to the waterproofing and other consequences of the installation. Take photographs of the accessible areas once the work is complete, from a safe position, and keep a record of this. If acceptance is partial, list the outstanding items and the date by which they are to be rectified, and do not sign an unconditional confirmation of the work for the entire project.
Maintenance without dangerous experiments
The frequency and scope of maintenance are determined by the specific system’s manual and the installer’s assessment. Checks may include testing for leaks, thermal insulation, safety devices and any consumable parts specified. Do not apply the same replacement interval or cleaning method to all water heaters simply because of advice found in a general online discussion.
A drop in temperature, a change in pressure, an unusual noise or a leak require you to contact the service department. Make a note of when the problem started, which mode was selected and what symptoms you are experiencing. Opening the tank yourself, disabling safety features and working with hot liquids or electrical circuits can be dangerous.
Do not go onto the roof without safe access simply to check a panel or take a photograph. For a block of flats, arrange your visit and any work with the property manager. If you are going away for a long time, ask for specific instructions for your particular model: simply turning off the water supply and disconnecting components is no substitute for the manufacturer’s instructions.
Savings you can verify
To assess the impact, separate your hot water consumption from your total electricity bill. Compare like-for-like seasons, the number of occupants and the backup heating settings. A promise of a single saving for all homes takes into account neither the existing system, nor the family’s habits, nor the cost of maintenance.
Include installation, additional work, maintenance and any replacement of components in your calculations; only take support into account where the entitlement and conditions have been confirmed. Solar heating does not eliminate all other household bills. A useful forecast contains initial assumptions and a range of outcomes, rather than a guaranteed payback period.
Before making a decision, you should have a site survey, a suitable configuration, a coordinated installation and clear after-sales support. The owner and tenant must agree separately on who pays for installation and maintenance, and who owns the equipment. This helps ensure that the system chosen meets actual needs and that it is maintained safely.
