Cyprus building permits rise 10.7% in April as planned homes increase

Nicosia, Cyprus. Cyprus recorded a further increase in building activity in April 2026, with 639 building permits authorised, up 10.7 per cent from the same month a year earlier. The permits were valued at €413 million, covered 335,336 square metres and provided for 1,728 dwelling units.

Four-month figures

From January to April 2026, the number of building permits reached 2,915, compared with 2,157 in the corresponding period of 2025, an increase of 35.1 per cent.

Their total value rose by 46.1 per cent to €1.67 billion from €1.14 billion, while authorised floor area increased by 45.5 per cent to 1.35 million square metres from 927,996 square metres.

The number of planned homes rose by 65 per cent to 7,131 units, compared with 4,321 during the first four months of 2025.

Residential and other permits

The residential sector accounted for most of the increase. In April, 477 residential building permits were issued, bringing the four-month total to 2,154, up 33.6 per cent from 1,612 a year earlier.

Non-residential building permits increased by 4.9 per cent to 255 from 243, including 43 issued in April. Civil engineering permits rose by 36 per cent to 170, with 38 authorised during the month.

Plot divisions and roads

Permits involving the division of plots rose to 270 during the first four months, from 157 a year earlier, an increase of 72 per cent.

Road construction permits more than tripled to 66 from 20, an increase of 230 per cent. The category remained comparatively small, with nine permits issued in April.

Authorised area

The authorised area of residential buildings increased by 66.9 per cent to 1.23 million square metres, compared with 738,562 square metres a year earlier. Of the total, 323,444 square metres were approved in April.

By contrast, the area covered by non-residential permits declined by 46.4 per cent to 100,562 square metres from 187,610 square metres, including 11,504 square metres approved in April.
