House resales in Cyprus more than double in third quarter of 2026, Landbank Analytics reports
Landbank Analytics reports that house resales in Cyprus rose 114.5 per cent between the second and third quarters of 2026, moving the secondary residential market towards houses.

Nicosia, Cyprus. Transactions involving existing houses in Cyprus rose by 114.5 per cent between the second and third quarters of 2026, according to a report by Landbank Analytics. The report says the secondary residential market moved markedly towards houses.
Scope of the study
The analysis covered 3,241 resales of existing apartments and houses recorded from January to September 2026. Off-plan properties, retail premises, offices, land and residential plots were left out.
Quarterly trends
House resales climbed from 345 in the second quarter to 740 in the third. Across all residential resales, the number of transactions grew by 50 per cent quarter-on-quarter, from 1,044 to 1,566, and their combined recorded value rose by 78 per cent, from €212.80m to €378.80m.
Apartment resales also went up, by 18.2 per cent, from 699 deals to 826. House sales grew faster, however, which altered the make-up of the market.
Change in market mix
Houses made up 47.3 per cent of recorded residential resales in the third quarter, against 33 per cent in the second, bringing them close to the apartment share. Landbank Analytics warned that this reflects a different mix of transactions and does not necessarily signal an equivalent shift in underlying demand.
Nine-month figures
Between January and September, the total recorded value of apartment and house resales reached €710.40 million. The 1,931 apartment resales were worth €309.80m in total, with a median price of €140,000 and a median floor area of 81.5 square metres.
The 1,310 house resales had a combined value of €400.60m, a median price of €235,500 and a median floor area of 135 square metres.
Median prices
The overall median resale price increased to €172,000 in the third quarter from €155,000 in the second. The median prices for apartments and for houses moved in opposite directions.
