Paphos gains share of off-plan home sales as Limassol leads by value
Landbank Analytics recorded 1,956 off-plan home sale agreements worth €606.4 million across Cyprus in the third quarter of 2026, with Paphos and Limassol gaining market share.

Paphos, Cyprus. Paphos gained a larger proportion of Cyprus’ off-plan housing transactions during the third quarter of 2026, while Limassol increased its share by value, Landbank Analytics reported. Recorded sales involving homes being built or planned rose sharply.
Quarterly activity and prices
The report examined 1,956 registered agreements for apartment and house sales, totalling €606.4 million, over July–September. It found that activity expanded while its distribution changed across districts and price brackets.
Properties costing less than €300,000 accounted for nearly two-thirds of transactions, according to the analysis.
Paphos and Limassol gain ground
Paphos accounted for 17 per cent of transactions, against 12.8 per cent during the second quarter. Its proportion of overall sales value reached 22 per cent, compared with 21.2 per cent previously.
Within Paphos city, 96 sales were recorded, against 79 a quarter earlier. The median transaction value was €316,250, while the average stood at €407,912. Prices extended from €65,000 to €3.567 million.
Limassol registered 599 agreements with a combined value of €245.3 million. These represented 30.6 per cent of transactions, versus 26.3 per cent during the preceding quarter, while its proportion of total value reached 40.5 per cent.
Differences between local markets
Andreas Christophorides, founder and chief executive of Landbank Group, said the redistribution of activity was the more revealing development. He highlighted Limassol’s increased weighting by value and Paphos’ gains in transaction numbers, while noting that Nicosia retained an important role in new developments despite its smaller relative share.
Christophorides said the high proportion of purchases below €300,000 showed why developers needed to choose an appropriate location, property type and price to secure take-up of a project. He added that the market was not uniform and could not be evaluated solely through average prices or combined sales figures.
